The management company took over a bank repossessed site that needed major renovations. A mould remediation company had removed most of the drywall on the lower half of all walls and several ceilings on all three floors. The left the common areas dark and gutted. The parkade was also well littered with abandoned cars and debris.
We arrived on the scene and cleared out the parkade of debris and arranged to have the derelict cars tagged and towed.
Inside, we had the drywall on all three floors replaced as needed, taped, finished. We had the ceilings textured and painted all of the common areas including the newly installed baseboard and all doors. We added new fire rated doors for the stairwells, new emergency exit signs and new, energy efficient common area lighting.
This was all handled by the management company making one phone call! We handled the material delivery, the sub-trade scheduling and payment and we hold all of the warranties so that if there is ever a problem, the managers still need only make one call.
An eight unit building was having new windows, entry and Patio doors installed and the on site contact person was scheduled to be out of the country during the entire process.
We coordinated with the window installers and became the point of contact. We inspected and approved work for progress payments and insured quality control. We made several suggestions to improve the finished look of the cladding and coordinated it with the installers. All eight unit owners could rest assured that the job was in the hands of qualified personal who were looking out for their interests and insuring that they were getting what they paid for. The installers had one point of contact which made their job smooth and profitable-no fuss, no sudden changes.
NOTE: while this was occurring, the building had a pipe freeze and burst. We stepped in as the building contact. Once the pipe was repaired we pulled up wet carpet and placed fans, replaced the pad and had the dried carpet kicked back into place. The drywall damage was repaired and painted. This all happened during Christmas.
The management company had no response issues and the main contact person was away enjoying their holiday.
Four out of seven buildings on site were having hallways damaged for HVAC repairs and had to decide between the cost of having the drywall continuously repaired or having large unsightly holes in their hallways covered with plywood.
We met the HVAC contractor on site to determine what access they needed to perform routine maintenance and filter changes. We also anticipated the uncommon large repairs.
Since there were no panels available in odd sizes and location was an issue, we custom made access holes and panels to suite the work and now the hallways look great and the contractors don`t dread working on site. The corporation will now save on drywall repairs after each HVAC repair.
